Does renters insurance cover mold?

Usually not as a cause — but many forms buy part of it back with a sub-limit. On the form we read, that limit is $10,000, and it only applies if a covered loss came first.

Short answer

Mold is excluded when it is the cause of loss. It is often partly covered when it results from a covered loss — up to a stated sub-limit. On the Safeco HO-4 we read, that sub-limit is $10,000.

The exclusion

Fungi, Wet or Dry Rot, or Bacteria meaning the presence, growth, proliferation or spread of fungi, wet or dry rot, or bacteria. This exclusion does not apply to the extent coverage is provided for in the Additional Coverage.Safeco HO-4, Section I — Personal Property Losses We Do Not Cover, exclusion 11

Note the second sentence. The exclusion points forward to an additional coverage that puts money back. That structure — exclude, then partly re-include with a cap — is why "mold isn’t covered" is an incomplete answer.

The carve-back

We will pay up to $10,000 for: a. the direct physical loss to covered property caused by fungi… This coverage only applies when such loss or costs are a result of a loss we cover.Safeco HO-4, Section I — Additional Coverage 9

Two conditions decide most mold claims:

  1. The mold has to result from a loss the policy covers — a burst pipe, an overflowing appliance, a covered storm opening the roof. Mold from long-term humidity, a slow leak you knew about, or a flood is not the same claim.
  2. The dollar cap applies to the whole category: remediation, tear-out, testing, and the additional living expenses that go with it.

What usually kills a mold claim

CauseTypical outcomeWhy
Burst pipe, discovered within daysCovered, up to the sub-limitResults from peril 13, a covered cause
Slow leak behind a wall for monthsLikely deniedNeglect and repeated seepage exclusions; also fails the "result of a covered loss" test
Flood waterDeniedFlood is excluded, so there is no covered loss to result from
Humidity in a bathroom with no exhaustDeniedNo covered peril; maintenance issue
Mold after a covered fire and water suppressionOften coveredResults from a covered loss — document the timeline

If you are already denied

Read the clause cited. If it is the fungi exclusion alone, the adjuster may have stopped before the additional coverage. If it is the neglect exclusion, the argument is about how long the water was there — which is a documentation fight, not a coverage fight.

Frequently asked

Does renters insurance cover mold remediation?
Partly, on forms that include a fungi additional coverage. The cap applies to remediation, tear-out, testing and related living expenses combined.
Does renters insurance cover mold from a slow leak?
Usually not. Slow leaks over time run into the neglect and repeated-seepage exclusions, and they fail the requirement that the mold result from a covered loss.
Is mold from a flood covered?
No. Flood is excluded, so there is no covered loss for the mold to result from.
Does the landlord’s insurance cover mold in my unit?
The landlord’s policy covers the building. Your belongings and your additional living expenses are your own policy’s subject.
